There’s no “average” basement renovation cost – it depends on a variety of factors and your needs
Unfortunately, we can’t give you an “average” basement renovation cost in Winnipeg because there’s really no such thing.
Every basement is different, and every project is different. Refurbishing and renovating an already-finished basement may only end up costing a fraction compared to when we completely overhaul an old basement layout changes. Unfinished basements could end up somewhere in the middle, but it’ll also depend on the age and condition of the rest of the home, and consideration of finishing the basement when the home was originally built.
It all depends on the results you want – and the amount of work that goes into your project. Let’s take a look at a few of the biggest factors on the cost of remodelling a basement now.
Basement renovation cost factors before we start the rebuild
Often, issues with the foundation are found during initial consultations and project planning, which could dramatically increase the cost of the project. Restoring a foundation in Winnipeg will usually cost anywhere from $5,000-$25,000, but depending on the extent of the work that is required, can be even more expensive.
Putting in another bathroom, or expanding a bathroom will require more plumbing work, which can add a lot of cost to the project. Basement bathrooms can range from $10,000 – $25,000 or more
Basement wiring type
Depending on the age of your home and when the wiring in your basement was updated it can cost anywhere between $2,000-$8,000.
Demolition, ceiling condition, wall condition, insulation and other material
If you’re in a newer home where the basement was poured with the extent to be a finished space someday can make things easier, thus helping keep the pre-build costs down.
The costs are too varied to estimate as there can be many older materials that will need to be deposed of safely before we can start. As well, if we’re gutting your existing basement, we’ll need to determine if any parts of the existing ceiling, walls, or insulation are worth salvaging. If not, all of these items will need to be replaced.
Finally, depending on your plans for your future basement layout there may be design fees, engineering fees, and fees to get other permits from the City of Winnipeg. The good news is that we’re well equipped to coordinate all parts of your basement renovation project for you.
Basement renovation cost factors as we design your new space
While this extends to lighting fixtures, your home might have extremely limited access to natural light. But, that’s where your basement could shine (pun intended) with an influx of natural light. However, in situations where we can’t increase the natural light, we’ll give you suggestions and ways to use interior design and placement of lighting fixtures to ensure your basement is bright. Similar to some of the other items the cost for your basement to receive proper lighting has a huge range.
The best way to estimate this is to measure your basement layout. Then, find some different types of flooring through local online stores. You’ll need to decide whether you want a product like a vinyl plank, carpet, or tile in some situations. The range for these types of flooring varies greatly but for the most part, you can expect somewhere between $5-50 per square foot. Again, using samples and stand-in products from online resources will help you narrow this down.
There will, of course, be labour cost on top of the raw materials, but if you select from one of our preferred suppliers we can sometimes get a contractor rate for the product.
Also, consider if you want in-floor heating for any part of your basement renovation. This, of course, will increase the cost, but we all know what winter in Winnipeg is like. It can help remove the chill from your basement during the cold months.
Paint, finishing, trim
Most of the cost surrounding paint will be a labour cost. We can finish off most paint jobs for an average-sized basement for anywhere from $500 to $2,000 or more. However, if you’re looking for custom paint colors, a highly detailed or complex theme, all can drive the cost up.
Now, this is where the costs can vary drastically. Creating a completely finished home theatre, for example, will be much more expensive than simply creating a dry, safe storage area. As your design-build partner, we’ll discuss what you’re hopes and dreams are for space. To get your creative juices flowing, here are some of the things we’ve encountered in the past while renovating basements:
- Basement bathroom – is it a 2-piece, 3-piece or more?
- In-floor heating – for part of the space or all of it?
- Custom-built cabinetry units, tv units, etc.
- Custom-tile fireplace installations
- Home theatres or projection screens
- Games’ or billards room
- Wet or dry bar
- Children’s play area
- Custom home gym
- Renovated laundry rooms and utility rooms
- Increased storage space
- Saunas, wine cellars, humidors, etc. and other special use rooms
- Separate kitchenettes, income suites, in-live suites for older parents or relatives, etc.
Ultimately, you’ll want to create a space that you’re proud of, want to spend time in, and fits within your budget. At Dash Builders, we’re highly skilled in creating renovations that match our customer’s personalities and needs to a tee!
What should I expect for my basement renovation timeline?
All basement renovations are different, so it’s impossible to provide you with an accurate basement renovation timeline without knowing the specifics about your project. But here are a few things to consider when thinking about how long your renovation will take.
What’s your starting point for your basement renovation?
If your basement is already “finished,” but you want to make some changes to its appearance and function, this will result in a faster, cheaper project compared to completely renovating an unfinished basement with exposed utilities, rafters, etc. The overall starting point – and scope – of your renovation has the biggest impact on your renovation timeline.
Are you making major structural changes or focusing on cosmetics?
If you are making major structural changes like reconfiguring support beams, adding walls, changing the layout of the basement, or even expanding or extending your basement, this will add a lot of time and cost to your project.
In contrast, if you’re primarily focused on cosmetic changes like covering up exposed walls and ceilings, waterproofing the floor and adding new flooring, painting, adding new window treatments (if applicable) and replacing lighting, this will result in a faster, less expensive project.
Do you need to move, add, or change plumbing or electrical configurations?
It can be a great idea to add new electrical or plumbing elements to your basement. This can include things such as additional power outlets and lighting, appliance hookups, a new bathroom or half bath, or even a full kitchen or kitchenette for your adult children or a relative aging-in-place.
However, changes to your plumbing and electrical wiring are quite costly. Also, they can add a lot of time to your basement renovation timeline. You’ll need to factor this in when planning your project with professional Winnipeg basement renovators.
